12. Updates to this Policy
Last updated September 10, 2026
01. General Application Fees
Application fees are used to cover the costs of background checks, credit reports, and administrative processing. These fees are non-refundable once the screening process has been initiated, regardless of the application's final status.
Refund & Cancellation – security deposits
Security deposits are held in a separate interest-bearing account in accordance with District of Columbia law. Refunds of security deposits are processed following the termination of the lease, subject to a move-out inspection and any allowable deductions for damages or unpaid balances.
03. Initial Rent Payments
Initial rent payments made prior to the commencement of a lease are refundable only if Blessing Partners, Inc. is unable to deliver the property in a habitable condition by the agreed start date.
04. Recurring Rent Payments
Monthly rent payments are non-refundable. Exception is made only for documented overpayments, which will be credited to the following month's balance or refunded within 30 days upon written request at the end of the tenancy.
05. Convenience Fees
Any convenience fees charged by our third-party payment processor (Stripe) for credit card or ACH transactions are non-refundable, as these fees cover the service of providing electronic payment options.
06. Cancellation by Applicant
Applicants may withdraw their application at any time. However, any fees already paid for screening or background checks remain non-refundable.
Lease cancellations are subject to the terms of the signed Rental Agreement. Residents must provide written notice in accordance with D.C. housing regulations.
07. Cancellation by Resident
08. Refusal of Application
If an application is refused for any reason other than falsification of information, any holding deposits paid will be returned in full within 14 business days.
09. Lease Termination
Upon legal termination of a lease by either party, a final accounting of the resident's ledger will be provided. Refunds for any remaining balances will be issued in accordance with the lease agreement and local law.
10. Electronic Receipting
All electronic payments are confirmed with an automated receipt sent via email. Residents are advised to keep these receipts for their records.
11. Chargebacks and Disputes
Initiating a chargeback through your bank for a valid rent payment is considered a breach of the lease agreement and may result in late fees, administrative penalties, or legal action.
